TRANSFORMATION OF INDUSTRIAL AREAS INTO MULTIFUNCTIONAL RESIDENTIAL COMPLEXES: INTERNATIONAL AND UKRAINIAN EXPERIENCE

Abstract

In today’s conditions of rapid urbanization and economic transformation, many cities are faced with the problem of rational use of abandoned industrial areas. A significant part of these spaces, which were previously used for industrial needs, is gradually losing its functional significance due to changes in the economic structure, the introduction of new technologies and the transfer of production facilities outside urban agglomerations. In this regard, the issue of revitalization and renovation of industrial zones with the aim of their integration into the modern urban environment is becoming increasingly relevant. This article examines the process of transforming former industrial areas into multifunctional residential complexes based on international and Ukrainian experience. Key principles and strategies of revitalization are highlighted, including adaptive reuse of buildings, creation of mixed-functional spaces, development of sustainable infrastructure and preservation of historical and cultural heritage. Particular attention is paid to the socio-economic and environmental aspects of these transformations, which play an important role in the formation of a harmonious and comfortable urban environment. The article analyzes the experience of implementing successful renovation projects in cities such as London (King’s Cross district), Hamburg (HafenCity), New York (Hudson Yards), Paris (La Défense district) and others. These examples demonstrate different approaches to transforming industrial zones into modern residential, office and public spaces taking into account the principles of sustainable urbanism, environmental safety and social inclusion. A separate section is devoted to the analysis of the Ukrainian experience of renovating industrial areas in cities such as Kyiv, Lviv, Dnipro and Kharkiv. Specific cases are considered, including the transformation of the Arsenal factory territory in Kyiv, the reconstruction of the Dnipro river port and the creation of innovative technology parks in Lviv. The main challenges facing Ukraine in the implementation of such projects are identified, including legislative restrictions, the need to attract investment, environmental rehabilitation of contaminated areas and integration of new residential areas into the general urban infrastructure. The study is based on the analysis of scientific publications, analytical reports of international organizations, statistical data and real renovation projects. The results obtained may be useful for urban planners, architects, developers, investors and representatives of local governments dealing with issues of urban development. Based on the analysis, recommendations are formulated for the implementation of effective mechanisms for the revitalization of industrial zones in Ukraine, taking into account international experience. Comprehensive approaches to the integration of renovation projects into the general urban development strategy are proposed, which will allow creating a comfortable, environmentally safe and economically efficient urban environment for residents.
